# Kyiv developers go global: how Ukrainian developers are building in Europe and Asia

The crisis in the domestic housing market and the consequences of the full-scale war have forced leaders in Kyiv's development sector to seek new horizons. Major Ukrainian construction companies — «Intergal-Bud», «Kreator-Bud», Taryan Group, and Stolitsa Group — are already implementing large-scale projects abroad: from residential complexes in Poland and Hungary to premium resorts in Indonesia and the renovation of industrial zones in London.

### Diversification of risks or strategic expansion?

Experts agree that it is too early to speak of a mass trend. "We are talking about several large and a number of medium-sized companies. The main reason for this step was not a change in strategic focus, but the need to diversify risks," explained Lev Partkhaladze, President of the Confederation of Builders of Ukraine.

However, for some players, going on the international stage was planned in advance. CEO and founder of Taryan Group, Artur Mkhitaryan, noted that their development strategy included foreign markets even before the start of the invasion. "For other companies, this is indeed a way to reduce risks. Therefore, it would be incorrect to speak of a single motivation for the entire market — each company has its own development model," he added.

### Geography of new projects

Each company chooses a direction based on logistics, financial attractiveness, and long-term goals:

- **Poland:** «Kreator-Bud» is building the Central Park residential complex in Katowice. The choice was dictated by geographical proximity, a familiar business environment, and the presence of a large Ukrainian community.

- **Hungary:** «Intergal-Bud» (a subsidiary of Intergal Group) is implementing the large-scale Waterside Residence project in Budapest, having started with the role of an expert in European projects.

- **United Kingdom:** Stolitsa Group is engaged in repurposing an old industrial facility into a residential building in London.

- **Indonesia:** Taryan Group is building the premium resort Anantara Dragon Seseh Bali Resort & Residences in Bali. According to Mkhitaryan, this decision was made more than three years ago as part of a long-term strategy.

### Challenges and advantages of European markets

The European system requires strict adherence to local norms. As Petr Bilyk, a partner at the law firm Juscutum, notes, companies must prove compliance with land use, technical standards, energy efficiency, environmental requirements, fire safety, and the interests of the local community.

Despite the complexity of bureaucracy, European markets attract with predictability. "The investor clearly understands procedures, deadlines, and rules, which significantly reduces regulatory risks. The main challenge is not bureaucracy, but adaptation to new work standards and high competition," emphasizes Lev Partkhaladze.

### Balance between Ukraine and the world

Developers are not abandoning the domestic market. At «Kreator-Bud», they confirm that the main volume of activity remains in Ukraine, but international projects allow them to diversify the portfolio and reduce dependence on a single economy.

Thus, Ukrainian developers demonstrate flexibility and the ability to adapt to new conditions, turning a crisis into an opportunity for global development.
