### The Kyiv Market Paradox: Prices Rise Despite Falling Demand

As of August 2026, Kyiv's secondary housing market is demonstrating complex and contradictory dynamics. According to data from OLX Real Estate analysts, published by RBC-Ukraine, the median price of a one-bedroom apartment in the capital reached $74,776 in July 2026. This is 3% higher than the figure for the same period last year. However, this price increase is occurring against the backdrop of a significant decline in buyer activity and a shrinking supply on the market, creating a unique economic situation for the Ukrainian capital.

Decreased buyer activity has become one of the key trends of the year. If in July 2025, there was an average of 4.4 responses from potential buyers per sales listing, in July 2026 this figure dropped to 3.7. Thus, interest in buying housing in Kyiv decreased by approximately 17%. Experts link this to the overall security situation and uncertainty, causing some buyers to postpone decisions on major investments.

### Geography of Prices: From Elite Pechersk to Budget Districts

An analysis of data by Kyiv districts shows high market heterogeneity. The leader in housing cost growth was the Pechersk district, where prices for one-bedroom apartments jumped by 14%, reaching a median value of $164,076. Significant growth was also recorded in the Holosiivskyi district (+10% to $84,730) and the Podilskyi district (+8% to $82,343). These districts are traditionally considered prestigious and attractive for living, which supports demand against the general decline in activity.

At the same time, in three districts of the capital, prices for secondary housing fell. In the Darnytskyi and Dniprovskyi districts, the median cost of a one-bedroom apartment dropped by 3%, amounting to $65,032 and $62,072 respectively. In the Sviatoshynskyi district, the decrease was 2%, bringing the price down to $51,475. This indicates that the market is segmented: buyers are willing to pay more for security and status, but are sensitive to price in more budget segments.

### Supply Shortage and Its Impact on the Market

Over the last year, the number of listings for one-bedroom apartments in Kyiv decreased by 18%. The sharpest drop in supply was recorded in the Solomianskyi and Shevchenkivskyi districts — by 24%. In the Podilskyi district, the number of lots decreased by 20%, and in Holosiivskyi, Darnytskyi, and Sviatoshynskyi — by 19%. The only district where the volume of listings remained stable compared to July 2025 was Desnyanskyi.

The reduction in supply against the backdrop of falling demand creates a market 'freeze' effect. Apartment owners who do not have an urgent need to sell prefer to hold assets, waiting for an improvement in the economic situation or security. This leads to the fact that even with a decrease in the number of buyers, prices in certain segments continue to rise due to a lack of quality supply.

### Contradictory Data

There is a clear contradiction between the general trend of declining activity and local spikes in interest. While in most districts of Kyiv, including the elite Pechersk, buyer activity has fallen (in Pechersk — by 33%, down to 1.1 responses per listing), the Solomianskyi district became an exception. There, the number of responses per listing, contrary to the general trend, increased by 4%. This may indicate that a specific demand has formed in the Solomianskyi district, possibly related to more affordable prices or changes in the district's infrastructure, attracting buyers despite general caution in the market.
