# Land share and subsidy: when income is counted and when it isn't — Pension Fund clarifications

Many Ukrainians who own land shares wonder: will the additional income from the land hinder the receipt of a housing subsidy? The Pension Fund of Ukraine (PFU) has provided clear clarifications on this matter.

### How income from a land share is considered when assigning a subsidy

According to information from the PFU press service, the income that a land share brings to a household is indeed taken into account when calculating the amount of the housing subsidy. This means that if the share owner receives rent — in monetary or kind form — this amount is included in the family's total income.

In cases where the tenant pays rent in kind (for example, grain or other produce), they are obliged to submit a report to the tax authorities indicating the monetary equivalent of the value of such payment. It is precisely this information that is then transmitted to the Pension Fund through the electronic interaction system with the State Tax Service of Ukraine.

### When the presence of a land share does not affect the subsidy

An important clarification: if the land share does not bring any income to the household — for example, it is not leased and not used for profit — its presence does not affect either the assignment or the amount of the housing subsidy. That is, the mere fact of owning a share is not an obstacle to receiving support.

### What is a land share and how does it differ from a plot

A land share is a share in collective property transferred to workers of former kolkhozes or agricultural cooperatives during the land privatization process. It is confirmed by a certificate and gives the right to land, but does not allow full disposal of it — selling, leasing, or transferring by inheritance — until it is allocated in kind.

To do this, it is necessary to go through the procedure of allocating the share in kind and registering the property right to a specific land plot. Only after this does the share become a full-fledged real estate object that can be freely managed.

### Additional nuances of receiving subsidies

We remind you that not all Ukrainians are assigned a housing subsidy automatically. In some cases, a personal application to the Pension Fund is required. It is also important to know how to retain the right to a pension or subsidy while living abroad, as well as for which period income is checked and what income level allows paying less for utilities in 2026.
