Frequent attacks on the Lukyanivka district of Kyiv have had a tangible impact on housing prices in the area. Statistics record a sharp decline in prices, which significantly exceeds the average indicators for the entire Shevchenkivskyi district.

### Sharp decline in housing prices

Real estate experts note that the price dynamics in Lukyanivka demonstrate a clear negative trend. According to LUN company data, the cost per square meter in dollars has dropped by 22% over the year. For comparison, the overall price drop across the entire Shevchenkivskyi district was only 15% for one-bedroom apartments and 8% for three-bedroom apartments.

The situation is exacerbated by a decrease in rental demand. Statistics show that the cost of renting three-bedroom apartments in this microdistrict has fallen by 29.1%. This indicates that residents and potential tenants are trying to avoid the high-risk zone.

### General context of the Kyiv market

Despite the local crisis in Lukyanivka, the Shevchenkivskyi district as a whole maintains a high level of real estate value. Moreover, against the backdrop of events in the capital, there is a growth in prices on the secondary market in general. One-bedroom apartments in Kyiv have increased in price by 8% over the last year, reaching an average cost of $70,000.

The rental market in the capital shows mixed results: prices for one-bedroom apartments decreased by 3%, while for three-bedroom apartments they dropped by 11% over the year.

### Reasons for changes

The main reason for the sharp collapse of prices in Lukyanivka was the massive destruction the district suffered on the night of May 24. As a result of a massive strike, the "Kvadrat" shopping center and the Lukyanivka market burned down completely. A residential building was damaged, with part of the structure collapsing, as well as the vestibule of the "Lukyanivska" metro station, which was out of order for several hours. These events directly affected the investment attractiveness and the cost per square meter in the microdistrict.
