Selling a land plot is often associated with inevitable tax deductions. However, the legislation provides for situations where the owner can receive the entire transaction amount "in hand" without any deductions. These norms are particularly relevant for those who have recently inherited real estate.

Specialists from the State Tax Service have clarified the conditions under which the sale of inherited land is exempt from taxation. The key factor here is not only the status of acquiring the property but also its area and the frequency of transactions.

### Features of taxation of inherited land

According to the Tax Code of Ukraine, there is an important exception for heirs. Unlike the standard rule requiring ownership of property for more than three years to be exempt from taxes, an inherited plot can be sold immediately after registering ownership rights without paying tax, provided certain conditions are met.

To receive the benefit, two criteria must be met simultaneously:

    - The land was received by inheritance.

    - The area of the plot does not exceed the limit established by law.

### Area limits and calculation examples

Strict area restrictions are in effect this year. For example, for agricultural land, the limit is 2 hectares. If you sell a 1.5-hectare plot received by inheritance for the first time this year, you do not need to pay tax. You receive the full amount from the sale without deductions.

However, if the area of the plot exceeds the established norm or you are selling real estate not for the first time this year, the income from the transaction is subject to taxation. In such cases, the tax burden is calculated in the general order.

### What to do before selling

To avoid unpleasant surprises and financial losses, experts recommend checking the area of your plot and the conditions for applying benefits in advance. This will allow you to accurately determine whether the obligation to pay taxes arises and plan the transaction for maximum benefit.
