The market for renting suburban real estate in Kyiv and its surroundings has undergone significant changes over the past year. While rental costs for houses have risen almost twofold in some locations, prices have conversely dropped in others. These figures are confirmed by a study from OLX Real Estate, published by RBC-Ukraine.

Rising prices in the capital and suburbs

In Kyiv itself, the median cost of renting a private house in May 2026 reached 110,000 UAH per month. Compared to the same period last year, this represents a 16% increase. However, the situation in the suburbs looks even more contrasting.

A sharp price surge was recorded in Belohirka, where rent increased by 95% — up to 97,000 UAH per month. Significant growth was also noted in the following settlements:

  • Hnydintsy: +75% (up to 109,000 UAH);
  • Hostomel: +69% (up to 70,000 UAH);
  • Chabany: +41% (up to 70,000 UAH).

The most expensive place to rent a house remains Kozyn, where the median price reached 442,000 UAH per month.

Locations with falling prices

The trend of rising prices is not observed everywhere. In a number of settlements, rental costs have decreased over the year:

  • Vyshhorod: -27%;
  • Horenichi: -26%;
  • Irpyn and Romankovo: -23%;
  • Brovary: -17%.

Demand dynamics

Despite price increases in some areas, overall interest in renting houses in Kyiv has slightly decreased: the number of responses to ads dropped by 17% compared to last year. A decline in demand was also recorded in Khodosivka, Vyshenky, Hatne, Hnydintsy, and Vyshhorod.

At the same time, other locations show growing interest. The highest demand growth was noted in:

  • Novi Petrivtsi (+75%);
  • Chabany (+53%);
  • Khodynivka (+44%);
  • Ukrainka (+32%).

Seasonality and market factors

Analysts note that with the onset of the summer season, Ukrainians are indeed actively looking for houses to rent. However, this does not always lead to an automatic price increase. In May, compared to April, demand grew in Podhorci, Hnydintsy, Romankovo, and Khodosivka, while in Kyiv prices remained stable, and the number of responses increased by only 2%.

According to OLX Real Estate experts, the modern rental market is becoming less dependent on seasonal fluctuations. The key factors influencing cost and demand are now location, housing characteristics, and its overall value.

Overall picture across Ukraine

Previously, RBC-Ukraine reported that the greatest frenzy for housing rental is observed in frontline cities — specifically in Zaporizhzhia and Kharkiv. At the same time, interest in renting has decreased in Kyiv and Odesa. A similar trend is observed in the segment of long-term room rentals: demand has grown in frontline regions, especially in Zaporizhzhia and Kharkiv oblasts, while in Kherson oblast it has dropped sharply.
