In the autumn of 2026, Ukraine's real estate market demonstrates significant regional differentiation: Lviv maintains leadership in the cost of one- and two-room apartments on the secondary market, while prices for such housing in Kyiv have decreased over the past six months. This is evidenced by data from the quarterly LUN report, reflecting current trends in the country's construction and real estate sectors.
Regional leaders in secondary housing costs
On the secondary market, Lviv remains the most expensive city for purchasing compact housing. The median cost of a one-room apartment here is 75.5 thousand dollars, and a two-room apartment is 108 thousand dollars. At the same time, Kyiv retains leadership in the three-room apartment segment with a median price tag of 146 thousand dollars, as well as private houses, which are estimated in the capital at an average of 225 thousand dollars.
Analysts note a significant gap between regions. Thus, a one-room apartment in Lviv costs buyers 4.6 times more than a similar property in Zaporizhzhia. In addition, in Lviv and Lutsk, purchasing such housing requires an amount equivalent to 8.7 years of the local median salary.
Dynamics of price growth and decline in Ukrainian cities
The highest rates of housing appreciation are recorded not in traditionally expensive megacities. Over the past year, the cost of one-room apartments in Lutsk increased by 30%, and in Vinnytsia and Ivano-Frankivsk this figure grew by 24%.
At the same time, over the past six months, median prices in apartment sale listings in the capital have decreased across all segments. One-room apartments in Kyiv fell in price by 5.6%, two-room apartments by 12.5%, and three-room apartments by 8.8%. Against the background of price adjustments, general housing affordability relative to wages has also improved: whereas previously purchasing a one-room apartment required 7.6 annual salaries, now this figure has dropped to 6.7.
Sales speed and the gap between listings and transactions
Despite general price corrections in a number of regions, the liquidity of the secondary housing stock has increased. The median exposure period for sale listings of one- and two-room apartments has decreased to 35 days, while a year earlier the same indicator was 47–48 days.
Experts point to the persistence of a significant gap between the stated prices in listing databases and the actual cost of closed transactions. This is most pronounced in the three-room housing segment, where the median asking price is 146 thousand dollars, while the actual selling price is recorded at 86 thousand dollars.
Significance and prospects of the real estate market
Current trends in Ukraine's real estate market show a redistribution of buyer demand and the adaptation of pricing policy to the economic realities of 2026. Accelerated sales against the backdrop of local price reductions in the capital and the rapid appreciation of square meters in the western regions are forming a new structure of investment and consumer preferences, influencing the overall affordability of housing for the population.
