The capital's autumn real estate market demonstrates contrasting trends in the rental and purchase segments. According to up-to-date analytical data for September 2026, the situation in the Kyiv housing market has undergone noticeable changes affecting both supply volumes and the activity of citizens in renting or buying property.
Dynamics in the Long-Term Rental Market
In the first month of autumn, the long-term rental market for one-room apartments in Kyiv faced an increase in supply: the number of new listings grew by 20% compared to August figures. At the same time, a mirror decrease in demand was observed — the number of people wanting to rent such housing fell by 20%, leading to a 3% drop in the median rental rate to 16,500 hryvnias per month. Similar trends were recorded in the two-room apartment segment, where supply increased by 16%, while interest from potential tenants dropped by 22% with a stable median price of 26,000 hryvnias.
District Features of Supply and Demand
An increase in rental options was observed in all districts of Kyiv without exception. Holosiivskyi (+29%) and Darnytskyi (+24%) districts showed the largest growth. Meanwhile, the contraction of demand turned out to be most massive in Solomianskyi (-32%), Holosiivskyi, and Obolonskyi (-28% each) districts. Despite the imbalance of supply and demand, median prices in most parts of the city remained unchanged, except for Sviatoshynskyi, Dniprovskyi, Podilskyi, Shevchenkivskyi, and Solomianskyi districts, where a moderate price decrease of 1-7% was recorded.
Situation on the Secondary Housing Purchase Market
Unlike the rental sector, the market for purchasing one-room apartments demonstrated an increase in buyer interest. The number of responses to relevant listings increased by 7% alongside a 3% expansion in supply. The median cost of properties showed a symbolic decrease of 2%, amounting to about 3.3 million hryvnias. Demand for two-room apartments also grew by 5% with unchanged supply volume and a 3% decrease in the median price to 5 million hryvnias.
Safety Factors and Buyer Priorities
According to a special market study, safety remained the key criterion when choosing housing for rent in September 2026 — 66% of respondents pointed this out. Market participants continue to carefully weigh risks before signing long-term contracts, which directly affects the distribution of liquidity and the demand for specific residential areas of the capital.
