The Odesa real estate market demonstrates a paradoxical yet stable trend: prices continue to rise despite limited demand due to security risks. The price increase dynamics are recorded both in the secondary market and in the new construction segment, although the most rapid surge is observed in the rental sector.
Secondary Market: Apartments Are Getting More Expensive, Prymorsky Leads in Prices
In Odesa's secondary real estate market, prices are steadily rising. Over the last year, the median cost of a one-bedroom apartment reached $49,000 (+13%), a two-bedroom apartment — $70,000 (+11%), and a three-bedroom apartment — $90,000 (+6%).
The most expensive district in the city remains Prymorsky. Here, the median price for a three-bedroom apartment reaches $136,000, which significantly exceeds the city average.
Positive dynamics are also observed in the private housing segment. The median price of private houses increased by 6.67% over the year. The cost per square meter ranges from $719 to $1,250 depending on the location.
New Developments: Business Class Soars by 22%
Prices for new developments in Odesa show divergent but generally upward dynamics. Over the last six months, the most significant price increase was recorded in the business class segment — by 22% in dollar terms (up to $1,340 per sq. m). At the same time, the cost of comfort class housing remained almost unchanged (-1%).
The territorial distribution of prices in the primary market is also uneven. The highest median starting price was recorded in the Prymorsky district — $1,500 per sq. m, while in the Khadzhibeisky district, it is $800 per sq. m.
Rent: The Most Aggressive Growth
The rental segment showed the most noticeable growth over the last six months. One-bedroom apartments increased in price by 2,000 UAH, and two-bedroom apartments — by 36%. As of June 2026, median rental prices reached new peaks, reflecting high demand for temporary housing.
Buyer Expectations
Despite the price increase, buyers maintain cautious optimism. According to LUN surveys conducted in the winter of 2026, 35% of buyers in the secondary market and 43% in the primary market expect prices to continue rising in the near future.
Context: Comparison with Other Regions
For comparison: in Lviv, the most expensive housing in new developments is offered at a price of $1,490 per square meter. However, the greatest price growth in the primary market over the year was recorded in Khmelnytskyi — there, the cost jumped by 16%.
