Ahead of the winter season, Ukraine is seeing an increased interest in renting private houses, which is directly related to citizens' need for autonomous heating and water supply in the event of potential power outages. According to a study by OLX Real Estate for September 2026, the western regions of the country demonstrated the highest growth in demand, where safety factors also influence tenants' choices.

Kyiv region and capital suburbs remain the most expensive

According to analysts, the median cost of long-term house rentals in the Kyiv region in September 2026 was 134 thousand hryvnias per month. This figure represents a 62% increase compared to the same period last year. The market of the capital and adjacent settlements has a key impact on pricing.

In particular, in the summer of this year, the median rental price of cottages in Kozyn exceeded 400 thousand hryvnias, in Vyshkyntsi it was about 175 thousand hryvnias, and in Hatne and Hnidyn it stayed above 100 thousand hryvnias. The availability of backup generators, uninterruptible power supply systems, and alternative heating methods acts as the main driver of high costs.

Regional leaders by price and a surge of interest in the west

The Zakarpattia region holds the second position in terms of price levels, where the median rental cost reached 36 thousand hryvnias per month, increasing by 74% over the year. Meanwhile, the absolute leader in demand growth was the Chernivtsi region, where the number of responses to ads jumped by 163% compared to September 2025.

A completely different dynamic is observed in some industrial and southern regions. For instance, in the Dnipropetrovsk region, the number of responses to offers decreased by 17%, although the median price increased by 36%. In the Odesa region, the market remained relatively stable: demand and median cost increased by only 1%, and renting a house cost an average of 31 thousand hryvnias monthly.

Impact of internal migration on the real estate market

Experts note that preparations for the cold weather and security issues are changing the map of the rental market across the country. Over recent months, large cities like Kyiv have seen a noticeable increase in new apartment listings, while western regional centers such as Uzhhorod, Chernivtsi, and Ivano-Frankivsk experienced a shortage of available properties due to the influx of internal displaced persons.

Private houses before the heating season are viewed by Ukrainians not just as an alternative to a city apartment, but as a guarantee of energy independence. The presence of a backyard, a private well, and space to install powerful generators makes suburban real estate a strategically attractive asset amidst potential energy challenges.
