LUN Statistics recorded diverging trends in the housing market: apartment sales supply fell by 4% in Kyiv, rose by 32% in Odesa, and dropped by 27% in Ivano-Frankivsk. Prices are moving in opposite directions.

In September 2026, prices for three-room apartments in Ukraine rose amid declining listings and demand. Kyiv and Lviv remain the most expensive.

Renting a 1-room apartment in Kyiv averages 17,000 UAH, down 2% over six months. Pechersk remains the most expensive district (36,100 UAH), while Desnianskyi is the cheapest.

In Kyiv's secondary housing market in October 2026, one-room apartments rose in price by 1% over the year, while two- and three-room apartments fell in price. Maximum prices are recorded in Pechersk, minimum in Desnianskyi.

In Ukraine, the payback period for renting a one-room apartment ranges from 9 to 17 years depending on the city. The longest is in Zhytomyr and Rivne, the fastest in Zaporizhzhia, according to OLX Real Estate.
