Chernivtsi is demonstrating one of the most noticeable dynamics in the Ukrainian real estate market: over the year, the median price of a one-room apartment in the secondary market increased by 15% and reached 62,000 dollars, while back in November 2025 such housing was estimated at approximately 54,000 dollars. At the same time, in hryvnia terms, a square meter in economy-class new buildings rose in price by 62% over the year. According to LUN data, demand for real estate in the western regions remains stable due to the relative safety of the region, which supports prices for both purchase and rental.

Secondary market: median prices by number of rooms

In the secondary market of Chernivtsi, prices are growing across all segments, but with varying intensity. Two-room apartments sell for an average of 85,000 dollars — they have risen in price by 10% over the year. For a three-room home, sellers are asking about 109,000 dollars, which is 9% higher than last year's level. In dollar equivalent, the price of a square meter on the secondary market over the past six months has increased by 4%, indicating moderate but steady growth without sharp jumps in the short term.

New buildings: economy class leads in price growth rates

In the new building segment, the largest increase was recorded in economy-class housing — 62% in hryvnia per year. Comfort class is estimated at 55,500 hryvnias per square meter (+31% per year), and business class at 60,800 hryvnias (+30% per year). Overall, the median starting cost of a square meter in new buildings increased by 30.6% — from 42,500 to 55,500 hryvnias. Over the past six months, the indicator added 13.5%, and over a month — 2.8%. In dollar equivalent over six months, a square meter in economy-class new buildings rose in price by 32%, and in premium class by 35%.

Rental: growth at double-digit and even 40%+ rates

Price pressure is also felt in the rental market. The median cost of renting a one-room apartment is 18,300 hryvnias, which is 44% higher than the annual mark. The average cost of renting a two-room apartment at the beginning of August reached 22,600 hryvnias; over the past six months, the rental of such housing has risen in price by 30%. Thus, the rental segment in Chernivtsi is getting more expensive faster than the purchase segment, which is typical for markets with stable demand and limited supply of affordable housing.

Regional context: why the West and how Chernivtsi looks against the background of neighbors

Analysts associate stable demand in the west with the relative safety of the region, which makes it attractive for relocation and investment. For comparison: Uzhhorod remains the most expensive city in Ukraine for renting a one-room apartment, where such housing has risen in price by 82% over the year to 36,000 hryvnias — more than double Kiev rates. In Ternopil, the rent for a one-room apartment increased by 30% over six months, and housing in new buildings by 12%. Chernivtsi occupies an intermediate position in this series: growth is noticeable, but more restrained than in the most overheated western cities.
