Median prices for one-room apartments in Ukraine in 2026 have risen everywhere except Rivne and Kherson. Uzhhorod and Kyiv lead in housing costs.

Lviv has once again become the most expensive city in Ukraine in terms of price per square meter in new builds, rising by 15% over the year. The biggest jump was in Ivano-Frankivsk Oblast due to the start of sales near Bukovel.

In Zhytomyr, housing prices have reached critical levels: one-bedroom apartments have risen by 15%, and rent consumes up to 56% of a salary. Experts have calculated that buying a home now requires saving for more than 11 years.
