Experts note a significant increase in costs in both the secondary and primary markets, with one-bedroom apartments proving to be the most vulnerable segment. The situation is exacerbated by the rate of growth in rental costs, which in some cases consumes almost half of a tenant's income. In conditions of economic instability and ongoing wartime, the issue of acquiring one's own housing becomes an increasingly difficult task for residents of the region, requiring years of savings.

Sharp price surge in the secondary market

The most dramatic changes are observed in the secondary housing segment. Over the last reporting period, the cost of one-bedroom apartments in Zhytomyr increased by approximately 15% in dollar equivalent. This makes them the fastest-growing asset in the local market. The median price per square meter continues to creep up, directly affecting the final cost of the lot. For comparison, prices for two- and three-bedroom apartments are also rising, but the rate of their increase has not yet reached the levels seen with "one-bedrooms," which may indicate a shift in demand towards more compact and affordable housing.

Primary market: growth depending on class
