In the summer of 2026, the long-term apartment rental market in Ukraine underwent significant changes affecting key regions of the country. According to analytical data from specialized real estate platforms, in particular a study by OLX Real Estate comparing May and August figures, the Ukrainian housing market is sensitively reacting to seasonal factors, migration processes, and the population's preparation for upcoming cold weather. The most large-scale shifts were recorded in the western regions, which saw a colossal surge in demand, as well as in frontline and southern areas where housing supply is actively growing.

Anomalous demand in Western Ukraine

The western regions of the country became the leaders in consumer interest growth. The most noticeable spike in response rates per listing was recorded in Ivano-Frankivsk Oblast. While in May an average of about 11.7 potential tenants responded to a single apartment, by August this figure skyrocketed to 55.2 responses. Experts attribute this dynamic to the general redistribution of the internal flow of citizens seeking safer locations with developed infrastructure ahead of the autumn-winter period.

Supply dynamics and price records

Against the backdrop of high demand in the west, the supply of one-room apartments increased most noticeably in Zaporizhzhia, Sumy, and Odesa Oblasts. In Zaporizhzhia, the volume of available housing grew by 75% (from 569 to 994 listings), in Sumy Oblast by 73% (from 372 to 645), and in Odesa by 10%. Despite the expansion of supply in several southern and eastern cities, the median rental price across the country mostly showed an upward trend. The leaders in price hikes were Vinnytsia and Kharkiv Oblasts, where prices for one-room apartments jumped by 23% at once. In Vinnytsia, the median price rose from 13,000 to 16,000 hryvnias, and in Kharkiv from 6,500 to 7,999 hryvnias. Price drops were recorded only in Zaporizhzhia (down to 7,000 hryvnias) and Sumy (down to 6,000 hryvnias).

The winter factor and energy risks

A crucial driver of changes in the rental market remains citizens' concerns regarding potential disruptions to electricity, heat, and water supply in the upcoming winter period. According to analysts, up to 40% of Ukrainians are considering moving or are already actively looking for apartments equipped with autonomous power sources, alternative heating systems, and reliable communications. Safety, energy independence, and the overall condition of the housing stock became the main criteria when choosing rental housing in 2026.

Contradictory data

While official real estate market studies demonstrate price growth in most regions, expert assessments from specialized associations point to hidden discounts and targeted stagnation in the high-end housing segment. Some analysts note that the median prices stated in listings do not always reflect the actual transaction value, as owners often make concessions during direct dialogue with reliable tenants ready to sign long-term contracts. In addition, estimates of migration growth volumes in western regions vary depending on the calculation methodologies of the platforms themselves and local administration data.
