The parking space market in Ukraine continues to demonstrate abnormally high prices that have already gone beyond the traditional logic of a housing 'optional extra'. According to the LUN platform, the average price of a parking space or garage in Kyiv is 34,000 US dollars. To put it in perspective, this amount is comparable to the cost of a separate room in an apartment, making parking essentially an independent asset rather than an auxiliary real estate element. Capital parking lots remain the most expensive in the country — in a number of other Ukrainian cities, the cost of a parking space exceeds 20,000 dollars, but does not reach the Kyiv level.
Parking as a separate asset
LUN experts emphasize that the price of a parking space in the capital is no longer perceived as a small markup on the apartment price, but competes with the price of actual living space. If a one-room apartment in Kyiv costs an average of 68,000 dollars, and a two-room apartment costs 100,000 dollars, then a parking space for 34,000 dollars essentially 'eats up' half the budget for buying a one-room apartment. This means that for a significant portion of buyers, parking becomes a separate investment or financial dilemma: it can be purchased as an independent object, rented out, or, conversely, abandoned in favor of street parking.
Regional price differentiation
Although Kyiv maintains leadership in the cost of parking spaces, the regional picture is uneven. In some Ukrainian cities, parking is estimated at over 20,000 dollars, making it accessible only to a narrow segment of buyers. Such differentiation reflects the difference in income levels, building density, and the shortage of underground parking lots in older residential complexes. As a result, in large cities, a parking space becomes a scarce resource, and its price is formed not so much by production costs as by limited supply.
Secondary housing market context
The high cost of parking cannot be considered in isolation from the general dynamics of the real estate market. On Kyiv's secondary market over the past year, the average cost of one-room apartments increased by 1%, while two-room apartments fell in price by 6%, and three-room apartments by 3%. This multidirectional dynamics indicates that the market is segmenting: demand is shifting toward more compact housing, while larger formats are losing value. Against this background, a parking space, the price of which is consistently high, becomes an even more noticeable expense item when buying any type of apartment.
Rental market and general trend
In parallel, the rental segment is changing. Over the past two months, the number of apartment rental listings in Kyiv has increased by 66%, indicating an expansion of supply from owners. At the same time, in western Ukraine, the volume of housing supply has decreased. These processes indicate a redistribution of supply and demand between regions and housing formats, and parking spaces tied to specific buildings remain one of the harshest and most expensive elements of urban infrastructure.
What this means for buyers
For potential home buyers in Kyiv, a parking space price of 34,000 dollars is not an abstract figure, but a real factor influencing the choice of location and housing type. If parking is not included in the apartment price, its acquisition may require a separate budget comparable to buying a room. In conditions where capital parking lots remain the most expensive in Ukraine, and in some cities their cost exceeds 20,000 dollars, the parking issue effectively becomes part of the real estate purchase strategy on par with area, floor, and district.
