August 2026 traditionally marks the end of the mass holiday season in the Carpathians. However, tourists planning trips to the mountains are facing a new reality: the housing rental market has undergone significant changes. While prices were relatively stable just a few years ago, the cost of accommodation in neighboring settlements can now vary by several thousand hryvnias. Real estate market experts and OLX analysts note an interesting trend: in some locations, prices have skyrocketed, in others they have dropped, while in a third group, they remain at peak levels.

Market Leaders: Bukovel and Tataryv Maintain High Standards

The most expensive direction in the region remains Bukovel (Polyanytsia). The median cost of renting a house here is 4,000 UAH per day. Notably, this figure has not changed over the past year, indicating stability in the premium segment. Practically on par with the leader is Tataryv, where the average daily cost is 3,925 UAH. Over the year, prices in this settlement have risen by 5%, which is a moderate figure against the backdrop of general inflation.

In the mid-price segment, a group of popular resorts has formed: Slavsko, Mykulychin, Kosovo, and Pilypets. The median price for renting a house in these locations is 3,000 UAH per day. Despite the similar cost, the dynamics in these areas differ, indicating different strategies by property owners and varying tourist inflows.

Sharp Price Surge: Dragobrat and Volovets

The most dramatic changes occurred in locations traditionally considered more affordable. On Dragobrat, the median price for renting a house reached 2,800 UAH per day. For comparison: a year ago, this figure was only 900 UAH. This means that the cost of a holiday in this area has increased more than threefold in a single season. A similar situation is observed in Skole, where prices have also reached 2,800 UAH, which is 22% higher than last year's figures.

Even more impressive growth was recorded in Volovets. The median rental cost here is around 2,000 UAH per day, which is more than twice as high as last year (900 UAH). In Yaremche, the average price for a house is 2,500 UAH, which is 25% more expensive than a year ago. Such sharp spikes are forcing tourists to reconsider their routes and look for alternatives.

The Paradox of Verkhovyna: The Cheapest Holiday in the Mountains

The most surprising discovery of the summer of 2026 was Verkhovyna. Despite its popularity and developed infrastructure, it turned out to be the cheapest direction among those analyzed. The median price for renting a house here is only 750 UAH per day. This is radically different from last year's figures, when the cost was 2,500 UAH. A 70% drop in prices over a year was a real shock to the market.

Contradictory Data: Why Prices Are Falling and Rising Simultaneously

OLX analysts note that such a significant difference in prices and their sharp fluctuations may be related to changes in the quantity and structure of offers on the market. In particular, the appearance of a larger number of budget options on the platform can significantly affect the median cost. This explains the price drop in Verkhovyna: perhaps many new, less expensive offers have entered the market, which "zeroed out" the average price.

On the other hand, the sharp rise in prices in Dragobrat and Volovets may indicate a shortage of quality housing and high demand. Property owners, understanding the deficit, are raising prices. Thus, we see two opposite trends: in some places, the market is oversaturated, leading to price dumping, while in others, there is a shortage, pushing prices up.

Long-term Perspective: Comparison with 2022

If we move away from the annual dynamics and compare current prices with the figures from 2022, the picture becomes even more contrasting. In Yaremche, the median cost rose from 1,500 to 2,500 UAH per day. In Vorokhta — from 1,200 to 2,000 UAH, and in Mykulychin — from 1,800 to 3,000 UAH. Thus, in each of these three locations, the median rental cost increased by approximately 67% over the period from 2022. This confirms the long-term trend of increasing costs for mountain holidays in Ukraine.

Overall, for most of the analyzed tourist locations in the Carpathians, house rentals have become more expensive over the last year. However, prices depend not only on the popularity of the resort but also on the quantity and type of available offers. Therefore, even in neighboring settlements, the dynamics can differ significantly, creating a complex mosaic of prices for travelers.
