The National Bank of Ukraine (NBU) has set the new official currency rates for Wednesday, July 22. The US dollar continued its slow growth, rising by 5 kopecks compared to the previous day, while the European currency held its ground.

According to the regulator, on July 22, the US dollar rate was 44.75 UAH. This is 0.05 UAH higher than on Tuesday, July 21, when the cost of the American currency was 44.70 UAH. Thus, the trend of dollar strengthening continues, albeit at a moderate pace.

The Euro remains stable

The situation with the euro in the interbank market looks calmer. The official rate of the European currency on July 22 remained unchanged and was fixed at 51.09 UAH. This is the same indicator as the previous day, indicating a temporary stabilization of the "eurobond" rate.

Impact of the exchange rate on the real estate market

Changes in the currency basket have a direct impact on related economic sectors, in particular, the real estate market. Experts predict that further weakening of the hryvnia could become a catalyst for home buyers.

Marianna Bigunets, Commercial Director of the construction company Gazda, noted in a comment to RBC-Ukraine that the approach of the dollar rate to the 46.5–47 UAH mark in the second half of the year could accelerate decisions to buy apartments.

According to the expert, even a moderate devaluation of the national currency within 3–4% is capable of reviving demand in the primary market. For many citizens, purchasing square meters becomes a strategic step: this is not only a solution to the housing issue but also a way to convert savings into a material asset protected from currency fluctuations.

Construction cost increase

The currency factor is putting pressure on developers as well. A significant portion of construction materials and necessary equipment is purchased in foreign currency or indirectly depends on the dollar and euro rates.

"This does not mean an automatic and immediate price increase for the entire primary market. However, the currency factor will remain important," explained Marianna Bigunets. The rise in import costs inevitably affects the cost of construction, which in the long term may adjust prices for new buildings.
