The rental housing market in Ukraine in July 2026 shows pronounced regional polarization: what tenants are looking for depends less on the overall price level and more on geography, the security situation, and seasonal factors. According to OLX Real Estate data cited by RBC-Ukraine, in most regions the most actively searched property type was private houses, while in the west of the country the leader in demand became room rentals. At the same time, compared with 2025, listing reach metrics grew for all major housing types, indicating a general market recovery.
Central and Northern Regions: Houses as the Main Format
In the central and northern regions, renting private houses remains one of the most in-demand options. Record figures were recorded in Kirovohrad and Poltava oblasts — 52 reviews per listing, which effectively means high competition for each lot. In Cherkasy Oblast the figure was 42 reviews, in Zhytomyr Oblast — 28. The contrast with Kyiv Oblast, where demand for houses is noticeably lower — around 10 reviews per listing — underscores that even within the "house" segment there are significant gaps between regions.
Apartments in the Center and North: Stable Demand with Cherkasy Oblast as the Leader
Apartments in the central and northern regions enjoy stable demand. In Zhytomyr and Kirovohrad oblasts, a listing for renting a one- or two-room apartment received about 38–39 reviews. The absolute leader in the country became Cherkasy Oblast: 44 reviews per listing for renting a two-room apartment and 40 — for a one-room one. This makes the region one of the most "heated" on the apartment rental market.
Western Ukraine: A Boom in Demand for Rooms
The situation in the west is fundamentally different: here especially high demand falls on room rentals. In Ternopil Oblast a single room rental listing received on average 43 reviews, in Ivano-Frankivsk Oblast — 35, in Chernivtsi Oblast — 33, and in Lviv and Volyn oblasts — about 28. Among apartments, in most western regions two-room units were more in demand: the leader was Khmelnytskyi Oblast (34 reviews per listing), followed by Ternopil — 29, Ivano-Frankivsk — 28, Volyn and Chernivtsi — 26 each. Experts link the active search for rooms to the start of the academic year and students' search for more affordable options.
South and Southeast: Demand Held Back by Security
In the southern and southeastern regions, the level of demand remains lower than in the central and western regions — it is directly affected by the security situation and proximity to the front line. Nevertheless, houses were also the most searched here: in Kherson Oblast a single listing received on average 35 reviews, in Dnipropetrovsk Oblast — 31, in Zaporizhzhia and Mykolaiv oblasts — about 25–26. The second most popular format became rooms (about 27 reviews per listing in Odesa and Dnipropetrovsk oblasts), and among apartments in these regions one-room units were more in demand — the maximum was recorded in Dnipropetrovsk and Mykolaiv oblasts with 25 reviews per offer.
Kharkiv and Sumy: A Bet on Long-Term House Rentals
In Kharkiv and Sumy oblasts, the greatest interest also falls on long-term house rentals — 37 and 27 reviews per listing, respectively. Next in demand come apartments: in Kharkiv Oblast one- and two-room units had about 30 reviews per listing, in Sumy Oblast — 18. Rooms are searched less often in these regions — 25 reviews per listing in Sumy Oblast and 19 in Kharkiv Oblast. Thus, in the east and northeast, demand for autonomous housing dominates over rooms.
Dynamics and Factors: Growth vs. 2025 and the Role of Migration
OLX Real Estate notes that in 2026 the number of reviews per listing is higher than in 2025, meaning competition for rental housing has grown across all major types. Several factors simultaneously affect the structure of demand: the security situation, internal migration, and seasonality. High demand for houses in a number of regions may indicate tenants' desire to find more autonomous housing, while in regions with elevated security risks, the market recovery is additionally influenced by the movement of people to neighboring oblasts and the search for safer options.
